- This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Property Preservation Specialist based in Brazil.
- This role is ideal for an experienced mortgage or real estate professional with strong expertise in property preservation and default servicing.
- You will oversee preservation activities across a portfolio of properties, ensuring work is completed accurately, efficiently, and in line with investor and agency requirements.
- The position combines vendor management, property condition monitoring, claims coordination, and foreclosure-related activities.
- You will work closely with vendors, attorneys, internal teams, and clients to resolve property issues and keep cases moving toward timely resolution.
- Attention to detail and the ability to manage competing priorities and tight deadlines will be essential.
- You will also contribute to reporting, process improvement, and the development of junior team members.

Accountabilities
- Order, coordinate, and manage property preservation services for properties within the assigned portfolio.
- Obtain and review bids for preservation, securing, repairs, and other property-related services as required.
- Monitor vacant, damaged, and lot-only properties to ensure vendors take appropriate corrective action in accordance with agency and investor guidelines.
- Review vendor requests for over-allowable expenses, validating accuracy, supporting documentation, and compliance with applicable requirements.
- Respond promptly to vendor escalations and new damaged-property alerts, coordinating appropriate next steps.
- Partner with hazard claims teams to process, monitor, and resolve property damage claims.
- Coordinate with preservation vendors to secure and repair damaged properties according to applicable guidelines.
- Work with property preservation vendors and attorneys to achieve HUD conveyance conditions and support timely filing of HUD claims.
- Coordinate eviction activities with foreclosure attorneys, vendors, and clients to achieve timely vacancies across a large portfolio.
- Monitor HUD extensions and conveyance-condition requirements, including opportunities to delay foreclosure where appropriate.
- Coordinate Cash for Keys activities with occupants and vendors.
- Maintain accurate property notes, intercom activity, and case information within the mortgage servicing platform.
- Prepare and maintain management reports covering REO, inspections, property preservation, and other portfolio activities.
- Provide guidance and support to junior specialists and assist with onboarding and training new team members.
- Take on additional responsibilities and operational assignments as required.
- Requirements
- High school diploma or equivalent qualification required.
- At least 3 years of professional experience in real estate, default mortgage servicing, or a closely related field.
- At least 3 years of experience specifically focused on property preservation or home repair.
- Strong knowledge of state-level eviction requirements and applicable property preservation guidelines.
- Working knowledge of mortgage industry practices and/or a solid understanding of real estate closing and property sale processes.
- Strong analytical skills with the ability to review property information, vendor requests, and compliance requirements carefully.
- Excellent written and verbal communication skills, with the ability to collaborate effectively with internal and external stakeholders.
- Proficiency with Microsoft Office, particularly Excel and Word.
- Experience with LPS-MSP or another mortgage servicing platform is preferred but not required.
- Strong organization and time-management skills, with the ability to handle multiple cases and deadlines simultaneously.
- Comfortable working independently in a fast-paced environment and maintaining productivity while working remotely.
- Availability to work normal business hours, with occasional early, late, or weekend hours and overtime when business needs require it.
- Ability to work effectively with vendors, attorneys, clients, and cross-functional teams while maintaining a high level of professionalism.
